Home Inspections in Baltimore from an Inspector Who Also Builds
Precision Home Inspections is a Baltimore-area home inspection company based in Sparrows Point, serving Baltimore City, Baltimore County, and the surrounding Maryland counties. Your inspector is a licensed Maryland home inspector and also a licensed Maryland home improvement contractor. That combination shapes every report. When we find a problem, we explain what’s likely causing it, how serious it is, and what the repair typically involves, so you can negotiate or plan with real information.
Baltimore housing has its own common issues. Rowhouses in Canton and Hampden often have shared party walls and older flat roofs. Many 1950s homes in Dundalk and Essex have original electrical and aging cast-iron drains. Split-levels in Towson and Parkville often have basements dealing with years of Chesapeake humidity. Newer construction in White Marsh and Columbia often has builder punch-list items that are easier to get fixed before the warranty runs out. We inspect all of it, include thermal imaging with every home inspection, and deliver a photo report the same day, within 24 hours.

Why Baltimore Buyers Hire a Dual-Licensed Inspector
Most home inspectors can tell you something is wrong. Because we are also a licensed Maryland home improvement contractor, we can usually tell you why it happened and what fixing it typically involves. That context matters when you’re deciding whether to ask for a repair credit, get a contractor out before your contingency ends, or simply add an item to next year’s list. For structural concerns, we document what we see and tell you when a structural engineer should evaluate it. We don’t guess. We report what we find; we never sell you the fix. Maryland regulations (COMAR 09.36.06.02) bar a home inspector from offering to repair defects found in an inspection for one year, so our only job is giving you an honest, independent report.
- You talk to your inspector. The person who inspects your home answers your call and your follow-up questions after the report, not a call center.
- Come to the inspection. We encourage buyers to attend, ask questions, and see problems in person. You’ll learn where the shutoffs are and what upkeep the house needs.
- Same-day reports. A digital report with photos is delivered the same day, within 24 hours, so you aren’t waiting while your contingency period runs.
- Thermal imaging included. An infrared scan is part of every home inspection at no extra charge.
- Honest findings. We report what we see clearly, without overstating issues to scare you. You get a straight account of the house’s condition.

Frequently Asked Questions
How much does a home inspection cost in Baltimore?
Our home inspections start at $499. The final price depends on the home’s square footage and its distance from us. Radon testing adds $175 when bundled with an inspection, and mold sampling is priced separately. Call (443) 761-9209 for an exact quote.
How long does a home inspection take?
Most single-family homes take roughly 2 to 4 hours. Larger, older, or vacant homes, and homes with many add-on services, can take longer. We don’t rush to fit in another appointment.
Can I attend the home inspection?
Yes, and we encourage it. Walking the house with your inspector is the best way to understand the findings, ask questions, and learn how the home’s systems work.
When will I get my inspection report?
You’ll receive a digital report with photos the same day, and no later than 24 hours after the inspection.
Do you test for radon and mold?
Yes. Radon testing is $175, standalone or with a home inspection (travel fee beyond 20 miles). Mold testing includes surface (swab) sampling from $150 and air sampling for $450, with lab analysis and a written explanation of the results.
What areas do you serve?
We serve Baltimore City, Baltimore County, Anne Arundel, Howard, Harford, and Carroll counties. Montgomery and Prince George’s counties are available on request.
What’s different about an inspector who is also a licensed contractor?
Your inspector is a licensed Maryland home inspector and a licensed Maryland home improvement contractor. In addition to identifying defects, we can explain the likely cause and what a repair typically involves, which helps with negotiating and planning. Structural concerns are referred to a structural engineer. We never perform repairs on homes we inspect; Maryland regulations bar inspectors from offering to fix defects they find for one year after the inspection.
What does a home inspection not cover?
A home inspection is a visual, non-invasive evaluation of accessible areas. We don’t open walls, move stored belongings or furniture, or predict when a system will fail. It isn’t a code-compliance inspection or an engineering evaluation. Radon and mold testing are separate add-on services, and we’ll recommend a specialist when a finding needs closer evaluation.
