Modern home inspections go well beyond what a flashlight and trained eyes can catch. Thermal imaging — using an infrared camera to detect temperature differences across surfaces — has become one of the most valuable diagnostic tools available.

How Thermal Imaging Works

An infrared camera doesn’t see through walls. What it does is detect differences in surface temperature — and those differences are often diagnostic. A wet area behind drywall will be cooler than surrounding dry material. A gap in insulation shows as a cold spot in winter. An overloaded electrical circuit shows as a warm spot relative to surrounding wiring.

What Thermal Imaging Can Find

Hidden Moisture and Water Intrusion

Water infiltrating from a leaking roof, a bathroom above, or a window frame shows as a temperature anomaly before it becomes visible as a stain. Catching active moisture intrusion early can save tens of thousands in repair costs.

Insulation Gaps

Improperly installed or missing insulation in walls and ceilings is almost invisible during visual inspection. Thermally, it’s obvious — a cold spot in an exterior wall in January stands out immediately.

Electrical Hot Spots

Overloaded circuits, failing connections, and improperly torqued breakers generate heat before they generate a problem. Scanning the electrical panel with an infrared camera can identify components running hotter than they should.

HVAC Air Leakage

Ductwork that’s separated or poorly sealed shows up clearly — conditioned air bleeding into attics and crawl spaces that significantly reduces HVAC efficiency.
