Red Flags to Look for at Every Home Showing Before You Hire an Inspector

A home inspector’s job is to give you the complete picture after you’re under contract. But learning to spot red flags at showings can save you from making an offer on a property that was never right to begin with.

Exterior Red Flags

  • Water staining near the foundation: White mineral deposits on block or concrete, or areas where the soil appears perpetually damp, suggest chronic moisture issues.
  • Downspouts ending at the foundation: Should extend at least 6 feet from the house.
  • Wavy or sagging roofline: Visible sags suggest structural issues in the roof framing.
  • Large diagonal cracks in brick or block: Stair-step cracks around window and door corners often indicate differential foundation settlement.

Basement Red Flags

  • Musty or earthy smell: The most reliable indicator of moisture intrusion or mold growth.
  • Fresh paint on basement walls: Bright white waterproof paint on basement walls often covers water staining.
  • Rusted HVAC equipment or water heater: Rust on equipment above floor level means the basement has flooded at some point.

Electrical Red Flags

  • Federal Pacific or Zinsco panel: Both have documented safety concerns and many insurers won’t cover them without replacement.
  • Missing outlet covers or open junction boxes: Suggest DIY electrical work.

Plumbing Red Flags

  • Low water pressure: Turn on a faucet and flush a toilet simultaneously. Dramatic pressure drop suggests aging supply pipes or main line problems.
  • Staining around supply lines under sinks: Blue-green staining on copper or rust on steel lines means past leaking.
